Embodied Carbon Challenge
Work in Progress

We're good at operational carbon reduction but still figuring out how to really tackle embodied carbon in materials. Concrete and steel are tough nuts to crack.

Current Initiative: Testing timber alternatives, carbon-sequestering concrete, and better lifecycle analysis tools. Got two pilot projects running this year.
Biodiversity Integration
Making Progress

Started incorporating habitat creation and native species planning last year. It's going pretty well - bird counts are up, pollinators are showing up.

Recent Win: Our Queen West project became a certified Audubon habitat. Now partnering with local ecologists on all new designs.
Social Equity Metrics
Early Stages

Sustainability isn't just environmental - we're developing frameworks to measure accessibility, community impact, and affordability. It's messier than carbon math.

Next Steps: Working with community groups to establish meaningful metrics that go beyond checkboxes.
Long-Term Monitoring
Ongoing Commitment

We're installing sensors and tracking actual performance vs. projections on all new builds. Turns out we were overestimating some things, underestimating others.

Reality Check: Buildings perform about 12% worse than modeled - usually due to occupant behavior. Now building that into our projections.
